  • Before signing a contract, read the contract carefully and if you have any doubts you should contact a lawyer for advice.
  • Ensure that if you have any requirements they are appropriately documented in the special conditions to the contract.
  • Check local council, development and planning requirements to make sure you can use the property for the purpose you intend.
  • Enquire about any easements or restrictive covenants registered on the title to the property and how they may affect you and your use of the property.
  • Get independent advice (ie advice from a professional who is not employed by your bank) about mortgages and other fees you will likely have to pay on a new mortgage. 
  • Ensure that your finance (ie funding for your purchase) is in order. An offer that is not subject to finance is more likely to be accepted than an offer that is subject to finance.
